Project Description

Engenium Group provided MEP services for this office space renovation, including two spec suite fit-ups (6,000 SF) on level 2, and renovations to the elevator lobbies and multi-tenant corridors (2,000 SF) on levels 2 and 3.

Each office suite contains a reception area, conference space, offices, workstations, pantry, and LAN room. The multi-tenant space includes a shared hallway, restrooms, storage space, two stairs, and an elevator lobby.

Mechanical scope included the reuse of base building systems, the addition of 3 new terminal units to satisfy zoning requirements, modification of distribution systems to coordinate with the new layout, and the design of new HVAC supply and return diffusers to serve each suite. Our electrical engineers provided design for new lighting, outlets, and switches to coordinate with the new layout, as well as providing daylight controls for perimeter spaces. Lastly, our plumbing team coordination the selection of new plumbing equipment and fixtures to support the project.
