1333 New Hampshire Avenue Renovation
MEP upgrades by Engenium Group brought new life to this office building—enhancing lobby, amenities, and tenant systems from the penthouse to the retail core.

Project Description

Engenium Group provided Mechanical, Electrical and Plumbing engineering services to support select renovations and upgrades, including lobby, storefront, facade, rooftop amenity spaces, elevators and garage elevator lobbies, new fitness center, and restroom renovations. Scope also included design of white-box spaces for retail and office on lower level, main level, and floors 2-6.

Major MEP elements include:

  • Replace/relocate penthouse MEP equipment to accommodate new penthouse amenities.
  • Add grease exhaust ducts to the roof.
  • Upgrade mechanical system to meet tenant lease requirements, including new ventilation unit, new self-contained units, new main ductwork, new VAV terminal units, new cooling tower, and conversion to water-side economizer.
  • New electrical meters, panel boards, and transformers to tenant floors.
  • Renovate the ground floor lobby and storefront.
  • New MEP systems will be provided for new amenity spaces.
  • Replace the existing pneumatic control system with new electronic DDC control system.
