Project Description

As part of the transformative Barry Farm redevelopment in Southeast Washington, DC, The Asberry (originally Parcel 1B) is the first new building to rise in the historic neighborhood. At 107,000 SF, it brings 108 affordable and mixed-income residences with 5,000 SF of ground-floor retail, creating a vibrant, community-focused anchor for the neighborhood. Led by the Preservation of Affordable Housing (POAH) and designed by EDG Architects, the Asberry blends high-quality housing with thoughtful, and sustainable design.

Engenium Group delivered full MEP engineering design services on the project, as well as provided oversight and coordination for Technology planning and design aspects through a subconsultant. Our team aimed to balance performance, sustainability and cost-efficiency from the earliest phases of design through construction. Engenium Group focused on seamlessly integrating building systems to support the architectural vision while helping the project achieve Passive House Institute US (PHIUS) certification. Our engineers worked closely with the design team to develop energy-efficient solutions, from heating and cooling strategies to lighting and water systems, in order to enhance livability without compromising design intent.

As the project evolved, our team adapted to support retail fit out design, solar integration, and building system refinements to meet both owner and community needs. The result is more than just a building; its a model for resilient, people-centered development.
