Project Description

Engenium Group provided full MEP (Mechanical, Electrical, and Plumbing) engineering and design services for the two-story interior fit-out of Cambridge Associates’ Arlington office. The 37,645 SF project spans the 2nd and 3rd floors of an existing commercial office building and features a contemporary workplace program including private offices, open work areas, conference and huddle rooms, IT spaces, storage, breakrooms, and support areas. The renovation balanced architectural intent with the constraints of an occupied, existing building, requiring close coordination with base building systems and landlord criteria while delivering a flexible, high-performing office environment.

Our scope focused on the reuse and optimization of existing infrastructure. Mechanical systems were designed around existing VAV air-handling units on each floor, with targeted reconfiguration of ductwork and terminal units to support the new layout; select VAV boxes were replaced based on functional testing and condition assessments. Engenium also designed supplemental cooling for IT rooms utilizing the building’s condenser water loop, coordinated complex lighting and power layouts within a challenging ceiling environment, and provided domestic water and sanitary systems to support renovated restrooms and break areas.
