
The Oxford
Engenium Group is providing MEP design services to support the adaptive reuse renovation of an existing, vacant, high-rise office building located in Oxon Hill, MD. The existing building will be converted into workforce housing rental apartments. This new building will provide a penthouse-level community room, fitness room, party room, and entertainment room.
- Mechanical
- Base building systems to include two 5750 cfm gas-fired DX DOAS units with energy recovery and a 10-ton split heat pump system serving the fitness center
- Split AHUs ranging in capacity from 1.5-3 tons to serve living units and base building offices
- Rooftop dryer exhaust fans to serve individual in-unit dryers via subduct connection
- Provide 20,000 cfm stairwell pressurization system to each of the 3 egress stairwells
- Electrical
- Reuse existing 480 V, 3 phase service
- Replace branch distribution panels with meter stacks at each floor for separately metered dwelling units
- Replace distribution equipment for power to existing rooftop cell tower equipment
- New LED lighting throughout common areas with occupancy controls and new voice evacuation
- Plumbing
- 8″ domestic water service entrance
- 4″ compound class 2 meter assembly
- 500 CFH gas systems to serve fitness center heating and reheat as well as 250 CFH to each of the two rooftop DOAS units
