Engenium Group provided MEP services for this office space renovation, including two spec suite fit-ups (6,000 SF) on level 2, and renovations to the elevator lobbies and multi-tenant coorridors (2,000 SF) on levels 2 and 3.

Each office suite contains a reception area, conference space, offices, workstations, pantry and LAN room. The multitenant space includes a shared hallway, restrooms, storage space, two stairs, and an elevator lobby.

loor renovation of the Allegis Group corporate office. The project involved a full tenant fit-up of the 65,000 SF interior space over five separate phases.

The program for the renovated space included a reception area, open and closed office space, collaboration areas, closed conference rooms, a pantry and bar, IT closets, and restrooms.

Scope included:

  • Site survey and preparation of existing condition drawings.
  • Due diligence assessment and report summarizing systems and recommendations for resuse, modification, or replacement, with the goal of optimizing existing systems where possible.

    • Reconfiguration of thermal zoning to be consistent with tenant requirement. A thermal zone diagram of the space with color-coded zones and thermostat locations prepared after the renovation.

Engenium Group provided Mechanical, Electrical and Plumbing engineering services to support 13,000 SF of renovations to limited public areas, including the main entrance, main lobby, multiple elevator lobbies and lounges, courtyard, penthouse and roof terrace.

In addition, our team completed a vestibule energy analysis and were able to offset 35,000 KWH energy loss from eliminating vestibule with energy savings from parking garage LED lighting. Engenium Group worked closely with DCRA to navigate alternate compliance paths to meet energy and green code requirements.

Engenium Group provided the mechanical, electrical and plumbing engineering design for this 2,500 square foot mission critical data center located in Vienna, VA. The project was designed as part of a fast-track effort to prepare the space for a government client, with a total elapsed time of less than three months between design kick-off and substantial completion.

    The design includes three 225kVA uninterruptible power supply (UPS) units in an N+1 configuration distributing power via overhead busway in a robust A/B configuration which eliminates potential downtime. Further redundancy is provided by the existing facility’s full generator backup capabilities. Thermal loading in the space is offset by chilled water computer room air conditioning units with over 125 tons of cooling capacity, also configured in an N+1 arrangement. Hydronic piping serving the units is routed underfloor to mitigate the potential for leak-related equipment damage, and high-intensity quartz infrared humidifiers facilitate tight control of humidity setpoints to minimize the potential for undue arcing.

Built in 1907 and renovated in 1977, this 16,000 SF historic office building was completely renovated as part of a rebranding and marketing effort. The project was completed in three phases:

Phase 1: Due Diligence Assessment. We surveyed the space and issued a report summarizing the existing conditions and making recommendations for modification and upgrade in preparation for the future tenant.

Phase 2: “White Box” / Warm-Lit Shell. We prepared demolition drawings and renovated the space consistent with a white box / warm-lit shell for future tenant fit-up. Utility services were upgraded to support the future tenant.

Phase 3: Office Fit-Up. Conversion of the shell space into a full office fit-up. New MEP distribution systems were installed to support high-end office tenant.

Engenium Group completed many office fit-up projects within this 260,000 SF, eight-story, LEED Gold office building located at Harbor Point in Baltimore, MD. The building includes underfloor air distribution, energy recovery ventilation system, and redundant power. The office fit-ups ranged in size from 2,000 to 20,000 SF.

The renovation scope includes construction of a new DOAS HVAC system for the office tenant floors while maintaining the existing Water Cooled Heat Pump system on a few occupied or partially occupied floors. The fire alarm system and fire protection electrical infrastructure will be reused. The building skin will be replaced, including infill of the ground floor arcade to the property line in order to add retail floor area. New ammenities include a fitness and conferencing facility on the B1 level, a new building lobby, and roof deck.

Engenium worked with VOA Associates to perform an existing building analysis and proposed improvements of the office building located at 1250 I Street, NW in Washington, DC. Engenium performed a feasibility study for the purpose of identifying the preferred MEP scope of work associated with future renovations of the existing base building systems.

The repositioned project scope includes:
– Parking garage bike storage and car charging stations
– New elevator lobby with associated MEP infrastructure upgrade
– Fitness center building amenity and dedicated HVAC system
– New building envelope
– Addition of a roof terrace including elevator extension and relocation of primary mechanical equipment.

Working collaboratively with the owner, Engenium Group identified multiple capital improvement projects to help address the serious temperature complaints experienced in the facility. A qualitative evaluation matrix cost estimate helped optimize renovation scope to include new boilers, new air handling units, conversion of constant volume to variable volume systems, and replacement of perimeter induction units. Project included; design of heating, ventilating, and air-conditioning systems including primary, central plant systems, and distribution systems.

This project includes fit-out of 49,250 SF of existing office space. The previous space held 260 seats and was in need of a refresh. The renovation increased the seating capacity to 375 seats, with 10% closed office and 90% open office space.
