Varsity on K Renovation

Engenium Group provided MEP design services for the full renovation of a 200,000 SF student apartment building located at 950 24th Street NW in Washington, DC. Varsity on K is a 10 story building above grade with a terrace level, plaza level, and two underground parking levels. The program consists of 148,000 SF residential units, 38,000 SF parking 10,800 SF of common areas at the terrace level and roof.

Scope elements include:
New public space layouts, new roof terrace at west side of the roof, as well as new ducts, heat pumps, kitchen fixtures, and plumbing fixtures.
Reuse of existing risers, fire alarm, fire protection, and wiring. Reconfiguration of apartment kitchens.
In-kind replacement of bathroom fixtures at existing locations.
Revised configurations for apartment ductwork in order to reduce bulkheads and maximize the openness of the space.
Conversion of existing rooftop pool into landscaped plaza.
Refurbishment / replacement of most of the MEP systems.

Diane’s House Ministries

Diane's House Ministries

This project for Diane’s House Ministries includes a new 27,500 SF, 5-story multi-family building to provide homeless and low income women with transitional housing, counseling, educational training, and support services.

Program elements include efficiency and 2-bedroom apartments with kitchenettes and private bathrooms. Community spaces include fitness center, community laundry, storage space, a community room, and terrace. The building also includes two offices and community restrooms on the first floor.

The Oxford

The Oxford

Engenium Group is providing MEP design services to support the adaptive reuse renovation of an existing, vacant, high-rise office building located in Oxon Hill, MD. The existing building will be converted into workforce housing rental apartments. This new building will provide a penthouse-level community room, fitness room, party room, and entertainment room.

  • Mechanical
    • Base building systems to include two 5750 cfm gas-fired DX DOAS units with energy recovery and a 10-ton split heat pump system serving the fitness center
    • Split AHUs ranging in capacity from 1.5-3 tons to serve living units and base building offices
    • Rooftop dryer exhaust fans to serve individual in-unit dryers via subduct connection
    • Provide 20,000 cfm stairwell pressurization system to each of the 3 egress stairwells
  • Electrical
    • Reuse existing 480 V, 3 phase service
    • Replace branch distribution panels with meter stacks at each floor for separately metered dwelling units
    • Replace distribution equipment for power to existing rooftop cell tower equipment
    • New LED lighting throughout common areas with occupancy controls and new voice evacuation
  • Plumbing
    • 8″ domestic water service entrance
    • 4″ compound class 2 meter assembly
    • 500 CFH gas systems to serve fitness center heating and reheat as well as 250 CFH to each of the two rooftop DOAS units

Engenium Group is providing Mechanical, Electrical and Plumbing engineering services to support the new construction of the Barry Farm redevelopment mixed-use project located in Southeast Washington, DC. The basic scope of work includes design for three multi-family buildings as a part of the Phase 1 redevelopment: Parcel 1A, Parcel 2, and Parcel 1B. The project is being designed to achieve Passive House, LEED Silver, and Energy Star certifications.

Parcel 1A
New 4-story, 139-unit residential building with 27,069 SF of retail space.

Parcel 1B
New 5-story, 108-unit senior living building with 12,000 SF of ground floor lobby and retail space.

Parcel 2
New 4-story, 194-unit apartment building with 9,733 SF of retail space.
