MEP design services to support the razing and redevelopment of the Park Morton project, including a new 142-unit, 5-story mixed-use, mixed-income building. The project also includes 71 underground parking spaces, 6,800 SF of lobby and amenity spaces on the ground floor. The building will also house office space for the Park Morton resident council, a community pantry, courtyards (including one geared toward children), and a rooftop lounge.
The MEP design includes individually metered apartments w/ electric appliances, split-system HVAC with condensers on the roof and AHUs in the apartment, DOAS ventilation, dedicated low-boy water heaters per unit, bathrooms/kitchens/dryers horizontally exhausted to outside, gas powered generator on roof, and fire and domestic booster pumps.
The project is part of the New Communities Initiative, a joint effort by DC Housing Authority and the Deputy Mayor for Planning and Economic Development to redevelop four public housing communities and replace them with mixed-income housing. It is designed to achieve Enterprise Green Communities and Energy Star certification.
