Project Description

Engenium Group provided MEP design services to support the adaptive reuse renovation of an existing, vacant, high-rise office building located at in Oxon Hill, MD. The existing building will be converted into workforce housing rental apartments. The new program encompasses 195 units over 215,000 SF, with a penthouse-level community room, fitness room, party room, and entertainment room. Other program elements include:

  • The mechanical system was overhauled to include dedicated split-system heat pumps for each unit with air-cooled condensers on the roof and vertical AHUs in the closets.
  • Two (2) 6,000cfm DOAS rooftop units provide conditioned ventilation airflow.
  • Plumbing risers split between upper and lower floor to maintain system pressure.
