The Waterfront Station Renovation involved the interior modernization and tenant fit-out of approximately 269,767 SF within an existing multi-story government office building located at 1100 4th Street SW in Washington, DC. With a construction cost of approximately $41-million, the project consolidated several District of Columbia agencies, including the Office of the Chief Financial Officer (OCFO), Department of Buildings (DOB), and Department of Licensing and Consumer Protection (DLCP), into a modern, high-performance workplace designed to support both public-facing services and internal agency operations. Key spaces included open office areas, private offices, conference and training rooms, customer service areas, pantries, mother’s rooms, and gender-neutral restrooms.
Engenium Group provided comprehensive mechanical, electrical, and plumbing (MEP) engineering design services to support the phased renovation. The design leveraged existing base building infrastructure while modifying HVAC air distribution, electrical power and lighting systems, and plumbing services to accommodate new layouts and higher-density work environments. Our engineers coordinated ventilation and thermal zoning for reconfigured spaces, supported technology and workstation power requirements, and extended plumbing systems for upgraded pantry and restroom facilities.
The project was designed to achieve LEED Silver certification, supporting the District’s sustainability goals while improving overall building performance and occupant comfort.
